What Are The Legal Requirements Relating To Fire Alarm Testing For A Company Or Business?
The law relating to fire alarm installation, testing and maintenance is found in the Regulatory Reform (Fire Safety) Order 2005. British Standards BS 5839 provides further guidance in respect of pertinent matters, including who is deemed competent to instal a fire alarm system, how it should be maintained and standards relating to the regularity of testing and servicing. Landlords should note that this legal framework also governs houses of multiple occupancy.
BS 5839 states that businesses should test their fire alarm system weekly. This weekly fire alarm testing can be carried out by a person within your organisation who will need to ensure that each individual alarm is tested regularly. In smaller premises, this may involve testing one alarm each week on rotation, with larger premises requiring several alarms to be tested simultaneously each week. The results should be noted in a logbook as evidence of the tests. Weekly testing of this nature provides you with peace of mind that everyone in the building can hear the alarm when raised and should flag any issues which you may need to escalate to your fire alarm testing company.
In addition to the requirement for weekly fire alarm testing, BS 5839 states that commercial fire alarm systems must be comprehensively inspected by a BAFE-accredited specialist twice yearly.
